Do I need to be a licensed Texas agent?

Yes. Per TREC, referral fees can only be paid to active license holders or to your sponsoring broker.

Who does the referral fee get paid to?

By Texas law, the fee is paid to your sponsoring broker, who then disburses to you per your office split.

What counts as a 'door'?

One signed property management agreement on a single rental unit. Multi-unit owners earn per door (e.g., a 4-plex = 4 doors).

What if my client wants to sell later?

We refer the listing back to you in writing. We don't run a sales team that competes with referring agents.

Will you contact my client directly?

Only after we've sent you the written referral agreement and you've made the warm introduction.
